Data protection
This document says what data Estimios processes, why, for how long and to whom it is passed on. It reads in a few minutes and hides nothing: the only transfer to a third party is the one you ask for yourself, when you want an agency to come out.
Version 4 — 3 octobre 2026
The data controller is Brain Technology, trading as NextBrain (registered office Rozierensesteenweg 124, 3090 Overijse, Belgium, company number 1014.712.743), publisher of estimios.be.
For any question about your data: hello@nextbrain.be — +32 471 66 74 17 — www.nextbrain.be.
Estimios processes two very different things, and confusing them would be the first way to misread this document.
Municipality, street where given, living area, number of rooms, energy rating, building condition, year of construction and the other answers from the questionnaire.
These are not personal data as long as they are attached to nobody, which is the case in almost every journey: the price appears on screen without you having supplied anything. They leave your device only if you ask for an on-site valuation (§ 5) — without them, the agency could not answer you usefully.
First name, surname, email address and telephone number. They are asked for only at the moment you request an on-site valuation, and only because an agency must be able to call you back. The telephone number is never asked for anywhere else.
Alongside them we keep the date and time of your consent and the version of the terms accepted: that is what makes the consent demonstrable, as the GDPR requires.
The server that computes the valuations keeps, for each call, a timestamp and a fingerprint of your IP address — not the address itself. It is hashed with a secret key and cannot be reversed. This serves to limit the number of valuations per source, and nothing else: we need to count the calls from one source, not to know who it is.
Your data serves no prospecting on our part. We build no commercial list, we send no newsletter, and we neither sell nor pass on your data to parties outside this framework: no ad network, no data broker, no list reseller.
No service is conditional on a consent that it does not require. The valuation, the range, the breakdown of the calculation and the price differences all appear with no box ticked. Making a service conditional on a superfluous consent would render that consent not freely given, and therefore invalid (GDPR art. 7.4). We forbid ourselves from doing so.
When you request an on-site valuation, your contact details and the property’s characteristics are passed to one or more partner estate agencies established in Belgium — agencies, brokers, IPI registered agents. The current partner is BE-SYNDIC (SRL, company number 0769.582.360, avenue des Volontaires 88 box 1, 1040 Etterbeek — be-syndic.be). This list is kept up to date on this page: check it before giving your agreement.
Brain Technology receives a fee for that introduction, invoiced per unit. That is what makes the valuation free, and we would rather write it here than leave it to be guessed.
The partner becomes a data controller in its own right for what it then does with your data, and must inform you itself. To ask it for erasure, contact it directly; for anything concerning us, write to hello@nextbrain.be.
The site and the API are hosted in France, and therefore within the European Union. Your contact details never leave the European Union: they are entrusted neither to Google nor to any other service established outside the Union. The only transfer this site causes is that of the audience measurement, if you have accepted it, and it carries none of those details.
On the day automatic sending of requests is switched on, an email delivery service will act as a processor within the meaning of GDPR article 28; it will be named here and bound by a processing agreement. Until then, no data leaves our infrastructure.
The site measures its audience with Google Analytics, and only if you have consented by answering the banner. As long as you have not answered, or if you refused, no Google script is loaded and no data leaves. The legal basis is your consent, which you may withdraw at any time, as easily as you gave it.
This measurement serves to know which pages are read. It is entirely separate from your contact details: Google receives neither your name, nor your address, nor your telephone number, nor the answers of your valuation, and nothing allows a visit to be matched to a request. Which cookies are set, how long they last, the transfer to the United States that follows and how to change your mind are described in the cookie policy.
Under the GDPR you have the right of access, rectification, erasure, restriction, objection and portability, as well as the right to withdraw your consent at any time. Withdrawal takes effect for the future; it does not undo transfers already made, but you may approach the partner concerned directly to ask for erasure.
Send your request to hello@nextbrain.be. We reply within one month.
You may lodge a complaint with the Belgian Data Protection Authority, rue de la Presse 35, 1000 Brussels — dataprotectionauthority.be.
This policy may change. The date of the latest update appears at the top of the document, and the version accepted is kept with your consent. A change that widened the use of your data would not apply retroactively: it would require fresh consent.
We would like to know which pages are read, so we can improve the site. This sets a Google Analytics cookie. You may refuse: the site works exactly the same.
